At Teign Housing, we are dedicated to ensuring that our residents feel safe and secure in their homes. We take proactive steps to maintain high health and safety standards across all our properties, working to identify and address risks before they become issues.
We work hard to maintain a safe environment for all residents. Below are the key areas we focus on to ensure your safety:
Building Health & Safety Inspections
- Regular health and safety inspections are carried out across all our properties to identify and address risks.
- Any issues identified during these inspections are resolved as quickly as possible to maintain the safety of our buildings.
CCTV and Security
- We use CCTV in some communal areas to enhance security and provide a safer environment for our residents.
- Footage is monitored and stored in line with privacy regulations, ensuring it is used appropriately.
- If you have any concerns about CCTV in your area, please contact us.
Electrical Safety
- Electrical safety is essential in keeping you safe at home. We regularly test and inspect the electrical systems in all our properties to ensure they meet safety standards.
- Communal appliances are routinely Portable Appliance Testing (PAT) tested to ensure they are safe to use.
- You can help maintain electrical safety in your home by:
- Not overloading sockets or extension leads.
- Reporting any damaged wiring or faulty outlets immediately.
- Ensuring any personal electrical appliances meet UK safety standards.

Energy Performance Certificate (EPC)
- We are committed to ensuring our properties are energy-efficient and compliant with regulations.
- All our properties have an Energy Performance Certificate (EPC), which provides information about the energy efficiency of the building and ways to improve it.
Estate Inspections
- Our estates are inspected on a regular basis to ensure communal areas are clean, well-maintained, and free from hazards. Visit our Estate Inspections page for more details.
- If you notice a safety issue in your communal or estate area, please report it to us immediately by the Customer First Team on 01626 322722, option 2.
Lightning Conductors
Lightning conductors are installed on certain buildings to protect residents and properties from lightning strikes. These are inspected and maintained to ensure they are functioning effectively.
Passenger Lifts and Stair Lifts
- All passenger lifts and stair lifts in our properties are inspected and serviced regularly to ensure they are safe and reliable.
- If you notice a lift is out of order or damaged, please report it to us immediately by calling the Customer First Team on 01626 322722, option 2
- Planned Lift Works – if maintenance or repair work is scheduled that may impact lift services, we will notify residents in advance. We will also provide support to minimise the impact, such as arranging alternative solutions for residents with mobility needs.
Slips, Trips, and Falls
- We take steps to reduce the risk of slips, trips, and falls in communal areas.
- During winter, we provide a gritting service to sheltered schemes to help prevent icy surfaces and keep pathways safe for residents.
- You can help by reporting any hazards, such as damaged flooring, uneven surfaces, or spillages, so we can address them promptly.

Water Hygiene
- We regularly monitor and maintain water systems in communal areas to reduce the risk of Legionella bacteria.
- To help keep your water safe at home, we recommend:
- Running taps and showers that aren’t used often for at least two minutes each week.
- Keeping hot water at the right temperature (60°C or higher).
How You Can Help
We are committed to your safety, but you also play an important role in maintaining a safe environment:
- Report any health and safety concerns to us as soon as possible.
- Keep communal areas clear and avoid leaving items that could block escape routes or create trip hazards.
- Notify us of any damage or faults in your building, such as broken lighting, damaged doors, or lift issues.
